Luxury Hotel-Branded Residences in Texas: Five-Star Living in Dallas, Houston & Austin

A firsthand look at six exceptional developments from Rosewood, The Ritz-Carlton, St. Regis, Four Seasons and EDITION.

By Brandon Hawkins & Tiffany Touchstone Hawkins | Hawkins Group at Douglas Elliman RealEstate | October 2026

Imagine bringing the experience of your favorite five-star hotel home with you: the personalized welcome, thoughtful service, exceptional dining and sense that every detail has been anticipated. What if you never had to check out?

That is the appeal of luxury hotel-branded residences. Across Dallas, Houston, The Woodlands and Lake Austin, renowned hospitality brands are creating privately owned homes designed around service, convenience and extraordinary amenities.

This October, we visited several Houston sales galleries and explored Four Seasons Private Residences Lake Austin through an immersive virtual presentation. We wanted to look beyond the renderings and better understand what cach development could feel like as a place to live. What stood out was not simply the prestige of the names, but how differently each property interprets the five-star lifestyle.

What Is a Luxury Hotel-Branded Residence?

A hotel-branded residence is a privately owned home affiliated with a recognized hospitality brand. Some are part of a hotel complex; others are entirely residential. Both models can offer elevated service, but the day-to-day atmosphere can be very different.

Depending on the development and its ownership program, services may include concierge assistance, housekeeping, in-residence dining, maintenance, wellness amenities, security and access to homeowner privileges. Some are included in recurring fees; others are separately charged. Buyers should always confirm what is contractually provided.

For owners who spend weeks away in Aspen, Palm Beach or Europe, the ability to leave a professionally managed home and return to a prepared residence can be especially compelling. The real luxury is often time and peace of mind.

Why the World's Best Hotel Brands Are Choosing Texas

For years, buyers looking for branded residences often focused on Miami, New York, Los Angeles and international resort destinations. Now, an expanding collection of hospitality-branded projects is putting Texas firmly in the conversation.

The appeal reaches several audiences: buyers relocating to Texas, second-home owners and longtime residents ready to simplify the responsibilities of a large estate without compromising on design, privacy or service.

There is also a special Dallas connection. Rosewood traces its heritage to The Mansion on Turtle Creek, opened by Caroline Rose Hunt in 1979. The arrival of Rosewood Residences on Turtle Creek gives that story a new residential chapter.

1. Rosewood Residences on Turtle Creek — Dallas

Rosewood brings its Dallas roots home in a private 17-story residential tower comprising 33 residences designed by Lucien Lagrange, with interiors by Dan Fink. Unlike a hotel-integrated project, the building is intended for residents rather than hotel guests. Planned amenities include a rooftop pool, fitness and wellness facilities, lounges, dining and entertaining spaces, and a pet park. Explore the official Rosewood residence details.

Our perspective: For homeowners accustomed to the privacy of Highland Park, University Park or Preston Hollow, this is one of the most intriguing alternatives to maintaining a large estate. The combination of a residential atmosphere, refined design and Rosewood service feels particularly relevant to Dallas buyers. Previously announced delivery: early 2027, subject to confirmation.

2. The St. Regis Residences Houston - Houston

Near River Oaks and Memorial Park, this planned residential-only tower pairs architecture by Pickard Chilton with the hospitality traditions associated with St. Regis. The project is designed around privacy, generous interiors and personalized service, rather than a hotel operating in the same building. Explore the St. Regis Houston residence details.

Our perspective: Its appeal is discretion and timeless elegance. Buyers drawn to the St. Regis services philosophy, including its signature butler-service heritage, should ask which services will be available to residents and how they will be charged. Previously announced completion: 2029.

3. The Ritz-Carlton Residences Houston - Houston

Planned for 2120 Post Oak Boulevard in the Uptown-Galleria area, this approximately 45-story development brings a Ritz-Carlton hotel and private residences together in one tower. The hotel occupies the lower floors, while the private residences are located on the upper floors. Residential owners will enjoy access to the services and amenities of a first-class Ritz-Carlton hotel, creating an integrated hotel-and-residential experience within the same building. See the official Ritz-Carlton Houston development overview.

Our perspective: The sales gallery was among the most impressive we visited in Houston. The scale and presentation helped convey the ambition of the project. For buyers who enjoy the energy of a great hotel, this offers a distinct experience from a residents-only tower. Previously announced target completion: 2029.

4. The Ritz-Carlton Residences The Woodlands - The Woodlands

Set along Lake Woodlands, this private residential development by Howard Hughes features architecture by Robert A.M. Stern Architects and a resort-inspired waterfront setting. The original plans describe 111 residences and extensive lake frontage. Read the developer's Woodlands project overview.

Our perspective: It feels less like a high-rise city address and more like a peaceful private club. Buyers who prioritize scenery, a relaxed pace and managed amenities may find this especially attractive. Previously announced completion: 2027.

5. Four Seasons Private Residences Lake Austin — Austin

Planned across a large Lake Austin hillside site, this residential-only resort community combines waterfront views with ambitious wellness, recreation, dining and boating amenities. Announced plans include a marina, extensive outdoor spaces and a dramatic infinity-edge pool. Explore Four Seasons' Lake Austin residence information.

Our perspective: We experienced the property through an immersive virtual presentation while in Houston. It allowed us to understand the scale, setting and relationships among the residences and amenities in a way static renderings simply cannot. Of the developments we explored, its resort vision was perhaps the most expansive. Four Seasons currently lists 2029 as the anticipated opening year.

6. The Residences at The Dallas EDITION - Dallas

Part of the planned Chalk Hill development on North Harwood Street, The Dallas EDITION pairs private residences with a luxury hotel and direct access to the Katy Trail. The concept emphasizes contemporary design, wellness, dining and an energetic Uptown setting. Explore The Dallas EDITION residence details.

Our perspective: This is a different proposition from Rosewood. Where Rosewood emphasizes a more intimate residential environment, EDITION is designed for buyers who enjoy a hotel's social energy, design-forward atmosphere and walkable urban location. Confirm current sales availability, pricing and development schedule directly.

Which Branded Residence Fits Your Lifestyle?

The brand is only one part of the decision. A residential-only building may feel quieter and more private; a hotel-integrated property may offer greater access to restaurants and social spaces. Neither is automatically better.

  • Private city living: Rosewood Turtle Creek or St. Regis Houston.
  • Hotel energy and dining: Ritz-Carlton Houston or The Dallas EDITION.
  • Waterfront tranquility: Ritz-Carlton The Woodlands.
  • Immersive private resort living: Four Seasons Lake Austin.

The right choice is not necessarily the most recognizable name or highest price. It is the property that fits the way you actually want to live.

Why Lock-and-Leave Living Appeals to Dallas Homeowners

Many of the homeowners we work with in Highland Park, University Park, Preston Hollow and nearby neighborhoods have spent years creating remarkable estates. They still appreciate generous rooms, beautiful finishes and exceptional entertaining spaces. What they may want less of is the ongoing responsibility of caring for a large property.

A professionally managed branded residence can offer a different equation: more flexibility to travel, fewer daily maintenance demands and the opportunity to enjoy beautiful surroundings without coordinating every detail yourself. It is not necessarily about downsizing your lifestyle; it is about simplifying your responsibilities.

Considering a Luxury Lock-and-Leave Residence?

For Dallas homeowners exploring a more effortless lifestyle, hotel-branded residences offer an intriguing alternative to traditional luxury homeownership. Having explored several of these developments firsthand, we're happy to share our perspective, answer questions, and help you better understand the options available.

Timing, Ownership Costs and the Questions Worth Asking

Some developments may deliver sooner than others, but projected completion dates can change. For buyers coordinating a home sale, move or second-home purchase, the contract terms matter as much as the marketing timeline.

  • Which services are included in association or management fees, and which are extra?
  • Which amenities are exclusive to residents, and which are shared with hotel guests?
  • What brand privileges, if any, are guaranteed to owners?
  • What are the staffing, reserve, insurance and capital-improvement obligations?
  • What happens if construction or delivery is delayed?
  • Are there restrictions on rentals, guests, pets or renovations?
  • How do total ownership costs compare with other luxury condominium options?

A prestigious hospitality name may support a property's appeal, but it does not guarantee appreciation or future resale performance. We encourage buyers to evaluate the fundamentals: location, floor plan, views, operating costs, service commitments and the long-term ownership experience.
