New York's Most-Talked-About New Developments: Five Iconic Addresses

New York's Most-Talked-About New Developments: Five Iconic Addresses

By Brandon Hawkins & Tiffany Touchstone Hawkins | Hawkins Group at Douglas Elliman RealEstate | October 2026

Some addresses simply carry more weight than others. In New York City, a handful of new developments have earned headlines in everything from the Real Deal and the New York Post to the design press, thanks to legendary architects, landmark restorations and the occasional celebrity buyer.

For many of our Dallas clients, a New York residence is not a relocation. It is a second home, a pied-à-terre for business travel, or a place to be close to family. When you are buying from 1,500 miles away, choosing a building with a strong reputation, proven demand and a well-known sales team can bring real peace of mind.

We reviewed the New York City new development portfolios of Douglas Elliman Development Marketing and the Eklud | Gomes Team at Douglas Elliman, then looked at which projects receive the most press coverage online. These five stood out.

Waldorf Astoria Residences New York

1. Waldolf Astoria Residences New York

Listing: Douglas Elliman Development Marketing Location: 303 Park Avenue, Midtown East

For nearly a century, the Waldorf Astoria has hosted world leaders, Hollywood legends and New York's biggest nights. Now, for the first time, home atop the legendary hotel are available to purchase. The restoration team includes: Skidmore, Owings & Merrill as architect. Jean-Louis Deniot for the residential interiors, Pierre-Yves Rochon for the hotel interiors and Simon de Pury as art curator.

The building offers 375 residences across 52 stories, from studios to four bedrooms, with pricing listed from $1,875,000. Residents enjoy more than 50,000 square feet of private amenities, including a 25-meter Starlight Pool overlooking Park Avenue, a private porte cochère with 24-hour valet, the Presidential Library Lounge and Bar, a Monaco Bar, a theater and the private Empire Club. Fully furnished residences are also offered through a partnership with B&B Italia.

It is important to note that these are residences within a working hotel building, not a standalone branded tower. Owners have their own entrances and amenities while living above a reopened, fully restored Waldorf Astoria hotel. The project remains one of the most covered in the city, and in October 2026 The Real Deal reported that Waldorf Astoria condos were among Manhattan's top luxury contracts.

Our perspective: For clients who love the idea of hotel-level service in a true landmark, this is the address that needs no introduction. The wide price range also makes it one of the few ways to own a piece of New York history at an entry point below $2 million.

53 West 53

2. 53 West 53

Listing: Douglas Elliman Developmental Marketing Location: 53 West 53rd, Midtown

Rising 82 stories beside the Museum of Modern Art, 53 West 53 is one of the most recognizable towers on the Manhattan skyline. Pritzker Prize winner Jean Nouvel designed its tapering, diagonal diagrid structure, which removes the need for interior columns and gives each of its 161 residences a unique layout. Interiors are by Thierry Despont, and the ground floor is home to the restaurant 53 from Altamarea Group.

Residences range from one to five bedrooms, priced from $3,200,000 to over $63,000,000. Daily life is supported by full-time staff, including a live-in resident manager, pantry stocking, housekeeping and pet care. The 15,000-square-foot wellness center includes a naturally lit 65-foot lap pool with vertical gardens by Patrick Blanc, a squash court and a golf simulator.

The tower continues to draw design press. In 2026, French designers Humbert & Poyet unveiled a 69th-floor model residence that was featured by The Real Deal, Galerie and Surface.

Our perspective: This is a building for the buyer who wants architecture and art at the center of daily life. Living directly above MoMa, with a full-service staff, makes it especially appealing for clients who split their time between Dallas and New York.

565 Broome Soho

3. 565 Broome Soho

Listing: Douglas Elliman Development Marketing Location: 565 Broome Street, SoHo

565 Broome is the first New York City residential project by Pritzker Prize winner Renzo Piano. Developed by Bizzi & Partners, its twin 30-story towers pair Renzo Piano Building Workshop's curved glass façades with interiors by RDAI, the Paris firm known for its work with Hermès. The design leans on real materials, including stone, white oak, glass and concrete, rather than applied finishes.

The building holds 112 residences of two to four bedrooms, with floor-to-celing curved windows and city and river views. Its 17,000-plus square feet of amenities include a private, gated porte cochère with automated parking, which is still rare in Manhattan, along with a landscaped glass conservatory with 92-foot ceilings, two libraries, a 55-foot heated lap pool and a children's playroom.

565 Broome is now offering its final collection of homes, with pricing upon request. In June 2026, The Real Deal reported that its final full-floor condo topped Manhattan's weekly contracts.

Our perspective: Private, gated parking in SoHo is a true rarity, and it is a feature our Texas clients immediately understand. With only the final residences remaining, this is a building to move on quickly if it fits your plans.

Olympia Dumbo

4. Olympia Dumbo

Listing: Douglas Elliman Development Marketing and the Eklund | Gomes Team at Douglas Elliman Location: 30 Front Street, Dumbo, Brooklyn

Olympia rises 33 stories from the highest point in Dumbo, with sweeping views of New York Harbor, the East River and the Lower Manhattan skyline. Its sail-like, turning form by Hill West Architects means the view from every residence is different, and Workstead's interiors draw on the neighborhood's maritime and industrial heritage. The building was completed in 2023.

There are 76 residences of one to five-plus bedrooms, listed from $1,600,000 to $19,500,000. Amenities total 38,000 square feet across three levels: The Garden, The Bridge, and The Club. Highlights includes a bowling alley with custom bleachers, a tennis court, a 58-foot outdoor pool and hot tub, a 60-foot indoor lap pool, a pet spa and a shipwreck-themed playground and water park for children.

Olympia also has a celebrity following. In 2026, the New York Post covered Joe Jonas listing and then selling his $6.75 million residence there, and The Real Deal reported on former Brooklyn Nets player Ben Simmons re-listing his home in the building.

Our perspective: Olympia feels more like a resort than a typical condominium, and its family-focused amenities stand out in New York. For buyers who want space, outdoor living and skyline views without being in Manhattan, Dumbo is hard to beat.

108 Leonard

5. 108 Leonard

Listing: Douglas Elliman Development Marketing Location: 108 Leonard Street, Tribeca

Often called Tribeca's most iconic building, 108 Leonard is a landmark conversion of the former New York Life Insurance Company building, a McKim, Mead & White Italian Renaissance Revival masterpiece with its famous clock tower. With development managed by Elad Group, it was restored with interiors by hospitality design firm Jeffrey Beers International.

The 16-story building holds 167 residences of two to five bedrooms, with ceiling heights of up to 16 feet, oversized architectural windows and classic enfilade layout. Pricing is listing from $3,570,000 to $19,250,000. More than 20,000 square feet of amenities include a 75-foot lap pool, a fitness center of about 2,200 square feet, a private dining room and wine cellar, a billiards room and a landscaped rooftop garden with an outdoor kitchen.

The clock tower penthouse has made national headlines. CNBC toured it in late 2025 when it was listed at $19.25 million, and in July 2026 The Real Deal reported that it sold for $16 million.

Our perspective: For clients who love historic architecture, 108 Leonard offers the character of a landmark with the comfort of new construction. Its scale, ceiling heights and Tribeca location give it a timeless appeal that we expect to hold for years.

Frequently Asked Questions

Who is marketing these New York developments? All five are listed by Douglas Elliman Developmental Marketing. Olympia Dumbo is also featured by the Eklund | Gomes Team at Douglas Elliman.

Can a Dallas buyer purchase a New York condo without living there full time? Yes. Condominiums are generally the most flexible option for second-home and pied-à-terre buyers in New York, compared with co-ops, which often have stricter board approval and use rules. Always review each building's offering plan with a New York real estate attorney.

Are the Waldorf Astoria Residences a hotel-branded residence? They are private condominium homes within the restored Waldorf Astoria building, with their own entrances, amenities and staff alongside the hotel. Buyers should confirm with the sales team which hotel services are available to residents and at what cost.

Which of these buildings is best for families? Olympia Dumbo stands out, with a shipwreck-themed playground and water park, a lighthouse playroom, a bowling alley and a tennis court. 565 Broome and 108 Leonard also offer children's playrooms.

Are prices and availability current? The figures in this article are taken from Elliman.com listings as of October 29, 2026. Pricing, availability and services can change at any time, so please confirm details directly with each sales team.
